Developers

The Residences at River’s Edge project is a joint development between Robert Karam and BayCoast Bank.  Mr. Karam has extensive private sector development experience in residential, office and commercial development.  Mr. Karam has been involved in the development and management of 55+ LITC properties for over 25 years.  His developments include Oakwood Estates, (120 units) Swansea, MA,  North Farm Estates (90 units), Somerset, MA, Northside Village (46 units) Dennis, MA and Westport Villages (48 units) Westport MA. His first market rate development opened in 2021-The Residences at Adams House (34 units) Fall River, MA.

BayCoast Bank was founded in November 15, 1851 and has been serving the financial needs of Fall River, the SouthCoast and the region for over 169 years. BayCoast is a strong FDIC insured community oriented bank with assets over $1.8 billion dollars.

Owners & Owner Project Manager

PACE Project Management is a client-oriented, full-service project management company offering oversight in design, pre-construction and construction services with documentation at all levels that is fully detailed and easily understood and assisting in decision making processes. Their goal is to effectively keep your projects on a meaningful timeline and an understandable budget.

Architect

The architect for this project is ZDS.  Located n Providence, RI, ZDS is a group of highly skilled and creative architects and designers offering full service architectural and interior design in the luxury hospitality, residential and commercial sectors. ZDS approaches every project with a tailored, unique vision driven by the creative thinking, collaboration and healthy synergy within our team.

Engineering

Prime Engineering is an engineering firm that is experienced in all aspects of industrial, institutional, commercial, and residential land development projects. Prime Engineering has been successful by employing innovative methods to maximize land use while working with private sector clients, towns and municipalities to ensure that the projects fit well within the community.

We consider ourselves a “start to finish” company. Prime Engineering’s most successful clients partner with us from the initial feasibility and planning stages of a project, through the design and permitting stages, and ultimately until the completion of the construction.

D.F. Pray is a single-source contractor providing a wide range of services that include design build, preconstruction, construction management and general contracting. Consultants

Bristol County EDC is a private non-profit economic development consulting agency with more than 40 years of experience in working with private sector and public sector clients to navigate local, state and federal permitting requirements, zoning issues and secure infrastructure grants and New Market Tax Credits, HDIP tax credits, LITEC, Community Preservation (CPA), MA DHCD, MA Affordable Trust, Tax Increment Financing and Tax Increment Exemption financing for industrial, retail, commercial and residential projects.

Tax Incentive Financing LLC  is a Rhode Island based corporation that works with project owners and tax credit investors to maximize return on investment and tax credit equity.  They have extensive experience in assisting clients on their federal, state and local tax incentives, tax credit investments and financing requirements.  This experience has allowed their clients to secure tax credit equity, increase their cash flow, increase after tax earnings and allow projects to move forward. Tax Incentive Financing LLC will work with the Developers to to sell off HDIP tax Credits.

Residential Management

The Residences at River’s Edge will be managed on a daily basis by Melissa Panchley who has been the CFO of the Karam Financial Group since 2001.  She also serves as the Company’s Senior Property Manager of their five properties in Dennis, Fall River, Somerset, Swansea and Westport.  In her capacity as Senior Property Manager, Ms. Panchley oversees the daily management of five properties and two condo associations and is well versed in the tenancy requirements, oversight and reporting of State subsidized residential units.

Marketing Firm – Carlson Communications

From waterfront resorts in Rhode Island to golf course communities on Cape Cod, Carlson Communications (CC) has earned a reputation as a national award-winning marketing firm for residential properties. The development of websites, videos, radio and TV commercials and virtual tours are essential elements of telling a property’s story, making it come to life in a very engaging and emotional way. “Creating a vision for people to imagine what it will be like to live in these properties is what gives me the most satisfaction,” noted CC President Rich Carlson.
